This notice has specific delivery requirements (posting, mail, and electronic if contact is available).

  • Property Disposal Rules: Landlords can no longer simply leave a tenant's belongings on the street. New laws mandate that you must safely store a tenant's personal property for a specified period (typically 10 days) after the eviction, allowing the tenant time to reclaim them.

  3. Court Hearing: Both parties appear before a judge, typically within 5-10 days of filing. A landlord must present clear, documented evidence (lease, rent ledger, proof of notice).

  4. Judgment and Warrant: If the judge rules in your favor, they issue a Judgment for Possession. If the tenant does not vacate, you must file a Petition for Warrant of Restitution (DC-CV-081).

  5. Final Notice and Enforcement: After the Warrant is issued, you must provide the mandatory six (6) days' written notice to the tenant. Only then will the Sheriff or Constable execute the eviction on the scheduled date, restoring possession of your property.


Skipping or improperly executing any of these steps—especially the new notice requirements—will lead to your case being dismissed or substantially delayed, costing you time and money.
